maintenance request

It couldn't be easier to solve any problems that arise when you let a managed property through Pads. We have experienced and reliable tradesmen on call 24 hours a day for any emergency that may occur, and we are always at the end of a phone to answer any questions you may have. You can even submit a maintenance request online for the ultimate hassle-free letting.

lettings process

We strive to make it straightforward and simple for you to find your new house or flat. Simply call in to our office to start your hunt or search online using either location, number of bedrooms or the price you want to pay as a starting point. Once we know what you’re looking for, we will do everything we can to find the perfect place for you to live, keeping you regularly updated when any new properties become available. We will then accompany you on viewings at a time to suit you and, once you’ve selected the property you would like to rent, will ensure all the necessary paperwork is in order to forward to your new landlord. We will also draw up a tenancy agreement and an inventory of the contents and condition of the property to be signed by both you and the landlord, whilst arranging for a deposit to be paid and, finally, handing over the keys for your new home.

requirements

At Pads, we welcome any and all prospective tenants and believe we have the home to suit your needs, whatever they may be. To rent a property we only ask that you can supply a guarantor whom needs to be a UK resident, in full time employment, and a home owner, pay the required deposit, plus your first period of rent in advance.

moving in

Once you have signed all necessary paperwork and arranged payment of your deposit and an advance rental payment, all you need to do is supply us with your preferred date to move in on. We will agree this with your landlord and ensure all utilities are arranged to commence from that date in your name. Then all you need to do is pick up the keys on your moving in day, and crack open the champagne in your new home!

deposit info

A deposit must be paid before a tenancy can commence and this will be returned to you in full at the end of your tenancy, following a check-out inventory report of the property’s condition and contents. In accordance with recent legislation, your deposit will be held by a third party as part of the Tenancy Deposit Protection Scheme where relevant.

utilities info

Before moving in, we will arrange that all utilities are transferred to your name to begin on the day you collect your keys. Paperwork and bills will then be sent directly to you at the property for the duration of your tenancy. It is then the tenant’s obligation to inform the utilities company before moving out to ensure they are not charged for any utilities after their departure from the property.

moving out

When you need to vacate a property, all we ask is that you give us the required period of notice as specified in your rental agreement, then we will arrange to collect the keys from you on your moving out date. We will then inspect the property and draw up a new inventory for its condition and contents, before arranging for the return of your deposit.
